These Terms of Service ("Terms") govern your use of the websites, tools, and services operated by VoucherHost LLC at LandlordVoucher.com, RentalVouchers.com, and any related subdomains (the "Services"). By using the Services, you agree to these Terms.
1. Free access to public data tools
The Services are provided free for personal use by landlords, tenants, researchers, and housing professionals. No account is required.
2. Permitted use
You may use the Services to look up payment standards, PHA contacts, Fair Market Rents, and related information for your own properties or research. Normal browser use, reasonable copying for personal notes, and educational classroom use are permitted.
3. Prohibited use
- Automated scraping, crawling, or bulk downloading beyond what is publicly exposed in our
robots.txt. For bulk data access, see Data Licensing. - Reselling, sublicensing, or redistributing compiled datasets derived from the Services without a commercial license.
- Reverse engineering, probing, or circumventing security controls.
- Using the Services to harass, defame, or defraud any person.
- Impersonating VoucherHost LLC or our staff.
4. Data licensing for commercial use
Commercial redistribution of data from the Services requires a license. See Data Licensing for tiers and contact information.
5. Accuracy and "as-is" basis
We work hard to keep data accurate and up to date, but the Services are provided on an "as-is" and "as-available" basis without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, or non-infringement. Always verify key numbers directly with your PHA before making financial decisions. See also the Disclaimer.
6. Limitation of liability
To the maximum extent permitted by law, VoucherHost LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits or lost data, arising out of or relating to your use of the Services. Our total aggregate liability shall not exceed $100.
7. Intellectual property
Underlying HUD FMR data is public domain under 17 U.S.C. § 105. Our normalized data model, site design, editorial content, and brand assets are our property. You may not copy them without permission.
8. User submissions
If you submit a data correction, feedback, or other content, you grant us a non-exclusive, worldwide, royalty-free license to use that content to improve the Services.
9. Termination
We may suspend or terminate access for any user at any time, with or without notice, if we believe the Terms have been violated or if continued access poses a risk to the Services or other users.
10. Governing law & disputes
These Terms are governed by the laws of the State of Texas, excluding its conflict-of-law rules. Any dispute shall be resolved in the state or federal courts located in Texas, except where prohibited by applicable law.
11. Changes
We may update these Terms. Material changes will be posted on the homepage at least 15 days before taking effect.
